AtkinsRéalis has been selected by Network Rail to spearhead its ambitious Property Digital Programme, overseeing the digital systems that support one of the UK’s largest and most diverse property portfolios.
As the system integrator for the next three years, AtkinsRéalis will manage and enhance the digital infrastructure for Network Rail’s property division, covering areas such as lease management, data analysis, point of sale, and digital asset management. The property portfolio managed by Network Rail includes 600,000 square feet of retail space, spanning 19 major stations and 39,000 properties, with 78,000 rental spaces and 9,000 tenants.
The programme will see AtkinsRéalis deliver a suite of advanced digital solutions, including a Property Digital Hub that provides end-to-end management of the entire portfolio. A key element of the programme involves upgrading the retail customer footfall and heatmapping system, which provides valuable insights into station usage patterns for the 700 million passengers using Network Rail stations annually. The project also includes the procurement and management of essential IT systems to enhance Network Rail’s property operations.

Drawing on extensive experience in asset management and digital systems, including work with critical infrastructure such as Heathrow, AtkinsRéalis will bring scalable innovation to Network Rail Property. This marks AtkinsRéalis’ first involvement in managing the digital systems for a property portfolio of this scale.
The Property Digital Programme is part of Network Rail’s wider vision to create “Destination Stations,” incorporating operational, technological, financial, and process improvements to boost revenue, while maintaining the highest safety standards.
